Discount Rate

Discount Rate refers to the interest rate used in discounted cash flow analysis to determine the present value of future cash flows.  A discount rate is typically the rate of an investors’ required rate of return on an investment.

For commercial real estate the required rate of return includes the cost of debt financing and the required return on the investor’s investment or equity.  The weighted average of the cost is the appropriate discount rate (or Weighted Average Cost of Capital (WACC).
