Capitalization Rate (Cap Rate) is the current rate of return that a commercial real estate investment property will generate based on its market value.  A Cap Rate is calculated by dividing the property’s Net Operating Income by its market value.  Market value is determined by sales price.  Cap rates are commonly used to compare investment properties.
